Should I Buy First or Sell First?

This is a question I get asked all of the time. My personal opinion is always to sell first. This way you know exactly how much money you have to work with. Sometimes when the market is a "Seller's Market" it can be very difficult to secure a home because of "competition". Buyers fear that they will end up homeless. Yes, that is true but you can always rent short term. I would much rather rent for a short term than buy first and then when you go to sell if the market changes overnight like it did in 2017 and now in 2020 with Covid-19 you could be stuck with 2 homes and most people cannot close on their new home if their original home has not sold.
